Once the buyer picks a policy, the lender goes on it as mortgagee, and proof of insurance effective on the closing date goes to the lender and the title agent.

Roof Age and the 4-Point: Get the Reports Before a Company Asks

Florida's roof-age rule is in s. 627.7011. While the roof is younger than 15 years, an insurer cannot decline to write or renew a homeowner's policy just because of its age. Once the roof is 15 or older, the homeowner can have an authorized inspector check it, at the homeowner's own cost, before the insurer requires a replacement, and if the inspection shows 5 or more years left in the roof, the insurer may not turn the policy down over age alone. A 4-point inspection is a separate report on the roof, electrical, plumbing, and heating and air conditioning. Whether a company wants one depends on the company and the home. Wind Mitigation: Put the Home's Storm Features on Paper Early

Boca Raton sets design wind speeds citywide because it sits next to Broward County's High Velocity Hurricane Zone, as the city's Wind Loads memorandum explains. A wind mitigation inspection writes down a home's wind-resistant features, and s. 627.0629 requires residential property rate filings to reward windstorm mitigation features with actuarially reasonable discounts or credits. Condo Closings: Line Up the Master Policy and the Unit Policy Together

Florida's Condominium Act, Chapter 718, sets what a condominium association must insure. That leaves two policies to match: the association's master policy and the buyer's own unit coverage, often an HO-6. Ask the association or its manager for the master policy's declarations in week one, because the unit quote is built around what that policy does and does not cover. In an HOA community, check the association's documents for insurance the owner must carry.

Citizens on the Seller's Side: The Buyer Still Needs a Policy of Their Own

If the seller is insured with Citizens Property Insurance, the state insurer, that policy and any takeout offer stay with the seller. The buyer needs a policy in the buyer's own name, though the seller's declarations page still shows how the home has been insured. If the buyer's coverage ends up with Citizens, s. 627.351 makes flood insurance a condition of Citizens coverage for personal lines residential risks on a phase-in schedule, with condominium unit owner policies and policies without wind coverage exempt. Flood Zones: Map the Parcel While There Is Time to Shop

Treat flood as its own line item. In week one, check the parcel's zone with FEMA's Flood Map Service Center and the county's flood information page, then read the lender's written conditions on flood coverage. If flood coverage is needed, the agent quotes it with the home so both can start on the closing date.
